Rob Coulson has spent his career as a partner and trusted advisor with investors, owners, and managers of real estate and capital assets. His expertise spans across the asset life-cycle covering portfolio analysis and strategy, development, and asset management. Mr. Coulson’s experience in the built environment began at an early age working in residential and commercial construction; transitioning to strategy consulting at firms Booz Allen Hamilton, BearingPoint, Deloitte, and Accenture; as well as spending nearly a decade as an independent advisor and entrepreneur.

As an advisor, Rob has partnered with organizations to analyze investments and develop actionable strategies that enhance returns. He has worked with corporations and governments to plan and implement construction and asset management programs, build sustainable portfolios, improve operating efficiencies, and optimize cost structures.

He also has experience in large-scale development and portfolio management, including transportation infrastructure. For reference, he has advised clients and worked with partners on the design, construction, and financing of special economic zones and mixed-use business parks collectively representing over ten billion dollars in total development costs.

Rob routinely develops strategies that prioritize capital expenditure, improve operations, and divest non-performing assets. He has shaped asset life-cycle requirements and reengineered business processes; taking a lead role in organizational change, enterprise asset management programs, and cost optimization strategies. In risk management, he has led efforts to reduce instances of claims, violations, and cost-loss.

Rob’s experience in emerging and frontier markets includes location analysis, construction management, real estate investment due diligence, and market entry strategy formulation and implementation.
